Choose a Home that will Hold its Value

Think about your new home and see how appealing it will be when its time for you to sell it. Here are some features that will help you sell your home later.

Curb appeal can add up to 10 percent to a home’s value. If a home doesn’t make a good first impression, a fantastic interior usually doesn’t make up for it. If your house has great curb appeal when you buy it then maintain it, because it will work for you when you want to sell it.

An elaborate garden or pool that you like might deter prospective buyers because they might think its too much work to maintain. A garage is a definite plus for resale and the bigger the better.

The ambiance on the inside of the house matters as much as the individual rooms. Most buyers appeal to light and bright feeling rooms. Look for a home with large windows, good sunlight, and vaulted ceilings in the main room.

The floor plan is an important consideration for resale. The house will make an unappealing impression if the rooms do not relate to each other. The layout should be relative to the climate. The most popular features are a large separation from the master bedroom and secondary bedrooms, a central area where living, family dining and kitchen areas flow together.

Kitchens and bathrooms are the areas that affect resale value most. An updated kitchen with new appliances is a big draw, updated bathrooms, especially a luxurious master bath suite

A 3 bedroom has a much broader appeal than a home with fewer bedrooms. Four or more bedrooms don’t necessarily help sell a house, but it does put it in the market to larger families. A spacious master bedroom is an expected feature in newer homes. A lot of storage and closet space are also attractive resale features.
