Benefits of Open Houses

Starting the home search process can be very time consuming, but a great way to figure out what you like and don’t like it to attend open houses in the area you are interested in living.

According to the National Association of Realtors website, 45 percent of all buyers used open houses while searching for their home.

Open houses are held by Realtors for two to three hours on Sundays, but don’t overwhelm yourself by going to 10 open houses. Stick to seeing four or five open houses so you will be able to remember the houses you saw that day.

When buyers are looking at homes, one good recommendation is to focus on what needs to be fixed or updated. If you bought the house today, what would need to be fixed immediately or within the first few months? Can you afford those costs? Also look at more than just the carpet and the color of the walls; look at the sizes of the rooms, how many rooms there are, and the layout of the house.

Buyers also need to be realistic about the type of house that fits their requirements. Most people move every five to ten years, so do you need all of that land or a five bedroom house when there are only two people living in the house? It’s very easy to get caught up in the fantasy of owning a home versus the reality of owning it. Don’t get discouraged though; you can always buy a nicer home in the future.

Another major area to consider when looking at homes is the area around it. Look at the neighborhood in general and make a note of how the neighbors maintain their homes, and how far apart the houses are from one another.

Before looking at open houses, it is always a good idea to map out the routes to the open houses; that way you save time and gas by knowing ahead of time where you are going. Affordability is the highest it has been in years, so every weekend is a good weekend to go check out open houses.
